BUYER AGENCY SYSTEM

Under this system the selling Real Estate Broker represents and works for the Buyer in the purchasing of a home - as the Agent for the Buyer – and has a duty to represent the Buyer.

¨	We will conduct an initial professional counseling session to assist you in determining your specific needs and desires.
¨	We will conduct an ongoing search of a wide spectrum of available housing, including the Multiple Listing Service, homes of sale by owners, new homes, and properties available through relocation management companies and lending institutions.
¨	We will schedule appointments and accompany you on property showings.
¨	We will provide mortgage assistance to facilitate the pre-qualification and pre-approval for the mortgage application process.
¨	We will provide assistance in selecting qualified companies and individuals that may be necessary for appropriate and desired property inspections.
¨	We will provide you with a professional comparative market analysis and tax record research on any homes selected for possible purchase, providing you with factual data on recent comparable sales that will assist you in the offer and negotiation process.
¨	We will assist you in analyzing all gathered information prior to making a purchase offer.
¨	We will assist you in preparing your purchase offer.
¨	We will provide professional representation for you in negotiations with the seller and the seller's agent
¨	We will schedule appointments to provide access to the property for inspectors, appraisers, etc.
¨	We will monitor the post-contract, pre-closing process, to assure that all necessary documentation is completed and available for closing.
¨	We will accompany you to closing and review all figures and documentation for accuracy.
¨	We will be available after closing to assist you with any unresolved or unforeseen problems.
